A partnership of local, state and federal agencies has been collaborating to transform Kennewick’s Historic Waterfront District by enhancing areas of Clover Island and taking a phased redevelopment approach to three project sites along Columbia Drive: Columbia Gardens Urban Wine & Artisan Village, The Willows and Cable Greens. Visit the Historic Waterfront District web page to learn more and read the recently updated Master Plan for these four project sites.
At Columbia Gardens Urban Wine & Artisan Village, Port of Kennewick, City of Kennewick and Benton County are partnering to create a vibrant destination neighborhood. The vision includes a pedestrian-friendly waterfront where residents and visitors can stroll between tasting rooms, food trucks, craft breweries, restaurants and boutique shops while enjoying outdoor concerts, public art and wildlife along a scenic nature trail.
Several parcels at Columbia Gardens Urban Wine & Artisan Village are now available for sale to production wineries, breweries, distilleries, tasting rooms, bistros, restaurants, or retail businesses. View planned lots.

Under the proposed plan, Columbia Gardens would be a commercial center, offering space for boutique winery operations and complementary businesses.
The development to date at Columbia Gardens Urban Wine & Artisan Village has entailed creating a loop roadway, building a bicycle and pedestrian pathway along a scenic waterfront, construction of four winery buildings and a food truck plaza, installation of a City of Kennewick-managed winery-wastewater treatment system, adding public art, and streetscape improvements along Columbia Drive including new streetlights, a defined curbside bus pull-off zone, landscaping, and parking.
Shovel-ready parcels are available within the Wine Village for private development of activities and amenities that complement the wine and artisan village.

Columbia Gardens is a place to sample wines and meet with friends. A place to explore abundant aquatic wildlife, and walk, bike, or push a stroller alongside a peaceful nature pond. A community space where food trucks offer specialty treats and outdoor enthusiasts gather to enjoy sun-dappled patios, music, events and public art.
Throughout several years, Port of Kennewick and City of Kennewick staff, elected officials and community volunteers joined together to clean up trash and debris in the area. The Port also removed tired and dilapidated buildings and structures on the site. Much of the material was salvaged to keep concrete and recyclable materials out of the landfill.
These efforts improved the environment and visual appeal of Historic Downtown Kennewick’s Columbia Drive neighborhood and prepared the area for revitalization.
