INDUSTRIAL DISTRICT (I-2)

11.32.010 Permissible Use of Buildings. In the industrial district, I-2, all buildings and premises, except as otherwise
provided by this or other chapters may be used for any use including the following:
- Dwellings for occupancy of caretakers, watchmen, or guards employed
at industries where such are located. All other dwellings or multi-family dwellings are prohibited.
- A manufactured home (mobile home) may be allowed by a special permit
issued by the Benton County Board of Adjustment, after notice and public hearing, as provided in BCC 11.52.090
subject to the building site and yard requirements of the suburban district. The manufactured home (mobile home)
shall not be placed on a permanent foundation and shall be considered a temporary structure.
- Onsite and offsite hazardous waste treatment and storage facilities
are permitted provided that such facilities must comply with the state siting criteria adopted in accordance with
RCW 70.105.210.
- Day care centers may be allowed by a special permit issued by the
Benton County Board of Adjustment after notice and public hearing as provided in BCC 11.52.090.

11.32.020 Building Site. No restrictions except as may be required by other chapters.

11.32.030 Front, Side and Rear Yards. No front yard is required for any property fronting upon a street or highway
having a width of one hundred (100) feet or more. For any property fronting upon a street or highway, having a
width of less than one hundred (100) feet there shall be a front yard having a depth of not less than determined
by the following formula:
No side or rear yard is required.
